The Trust is now investing in residential properties with 2 incomes. 

 

As an example, a property was purchased at a Landcom community in Sydney.  It comprised of a 5 bedroom home and a 2 bedroom loft apartment.

 

On a rental basis this property yielded 6.5%pa. The property proved to be in high demand and achieved a strong capital growth. The trust secured separate Strata titles for the home and the loft apartment and elected to sell the property and gain the benefit of the capital growth prior to the Sydneymarket peaking and buyer demand coming off.

 

Whilst the past is not necessarily a guide to the future growth rates, a repeat of that level of price/capital growth would generate a return of approximately 13.5% - 14.5% pa before costs on a similar investment to this property.
